70 ACRE TITLE OF BUSH LAND WITH DRY SCLEROPHYLL FOREST AND RAIN FOREST GULLY
Ros and Kevin have
reached retirement age and are keen to travel, to see this wonderful country and
do what the thousands of Yeranda visitors have been doing for many years! What a
journey it has been with the meticulous building of first an octagonal post and
beam, rock and timber 2 bedroom home designed by Martin Kavanagh. Following
this owner-builder project Kevin and Ros began their cottage building and
decided the secret was to keep house and cottages totally separate from each
other …seclusion and privacy are paramount. There is at least 200 metres between
house and each cottage. Close to the main house is a
dedicated cellar /fire shelter, two car carport, large workshop and two bay
bunkhouse (with single vehicle carport attached).
The two rock and timber, self contained cottages, Kalimna and Pindari have been in tourism for 13 and 12 years respectively. Kalimna is suitable for one or two persons whilst Pindari can sleep four persons. Extremely high occupancy with great return bookings and certainly an environmentally responsible approach. Solar power for lighting with gas for fridge, hot water, stove and BBQs. Rain water tanks store sufficient water for cottages use. In 2002 Yeranda was awarded both regional and state level Tourism Awards for Eco tourism and local business awards have been won. Guests return often to enjoy not only the seclusion and privacy but the little added touches such as out door showers, loos with views (as well as these facilities having indoor equivalents). Dedicated camp fire areas and verandahs with excellent views…to say nothing for the millions of stars the non light polluted skies reveal.
Bush walks are
through out the property and there are recorded sightings of red necked
wallabies, pademelons, bandicoots, dingo, possums, brush tailed phascogales and
the occasional koala. Bird life is extraordinary with the area being almost at
the cut off point for some of the migratory species.
The small, but now well known, rural town of Dungog is just 17 kilometres away. The XPT passes through Dungog as it travels from Sydney to Brisbane and another train makes several trips per day to Maitland and Newcastle.
The main house has 240
volt power and satellite broadband access. Two 5000 gallon
concrete rain water tanks, a 3000 gallon poly tank catch rain water from house,
carports and shed. Water is then pumped up to a 1500 gallon concrete tank above
the house and gravity feed services house needs...no lack of water if power goes
out during a storm!
Be your own boss….get
out of the rat race and enjoy a totally different life style. Consider
continuing in the tourism industry or perhaps have the main house as either a
weekender or permanent residence and the cottages available for family or
friends As well as having
Wildlife Refuge status Yeranda has a Voluntary Conservation Agreement on it’s
title. This makes it the equivalent of a privately owned National Park with no
shire land rates to be paid. This area and especially this property, IS
that little closer to heaven!!!
Inspection is invited by those who wish to familiarise them selves with the property but it would need to be made at a time when Kalimna and Pindari are not booked...Ros and Kevin will always protect their guests privacy. However if there is forward planning it may be possible to ask guests permission for you to see one of the cottages.
Please note the title north of Skimming's Gap Road which includes Elouera is not included in land and buildings that are for sale.
